Pacific Serena homes for sale in Encinitas California
Pacific Serena homes are located in coastal Encinitas, California. In 1971, Rosedale Homes completed their first phase of building 388 of these charming Encinitas homes in Pacific Serena designated as a Senior Citizen Housing Development. At that time the proposed Covenants, Conditions, and Restrictions (CC&R's), as created by Rosedale Homes, the original developer of Pacific Serena, ensured that this select group of Encinitas homes could only be sold to buyers who were 45 years of age or older and then in 1981, the CC&R's were amended to ensure that at least one of the residents of each home was 55 years old. The age restrictions that accompanied the original development as 'deed restrictions' expired after 25 years and since then it has become the 'go to' neighborhood for anyone wanting to live in a single-level duplex home so close to the beach. Pacific Serena is one of the finest locations in all Encinitas for someone that wants to co-located themselves near: Encinitas walking trails, Moonlight Beach, the San Diego Botanical Garden, Lazy Acres, playgrounds, Sprouts, parks, Trader Joe's, schools, Swami's, Target, Walmart, and of course Home Depot.
Encinitas homes in Pacific Serena are smaller than homes in other neighborhoods but don't let that fool you in understanding that most owners have made the most of what they have and these homes have a huge advantage over homes in other areas: THERE IS NO HOA, THERE ARE NO MELLO ROOS and although these are considered 'duplex' or 'twin' homes, they typically only share one wall and that is the GARAGE WALL.

246 Rosebay Drive Encinitas CA 92024 - Pacific Serena homes SOLD
Pacific Serena homes SOLD.This two bedroom one bath Pacific Serena home enjoyed an optional room built out in the single car garage. The property was newly painted, ceiling's scraped of acoustical 'cottage cheese', laminate floors throughout, linoleum floor in kitchen, and tile in the room addition. Perhaps the biggest asset here to a Pacific Serena home buyers is the huge untouched southwest-facing backyard. Encinitas California living is more often than not about the indoor outdoor lifestyle and this property had two blank canvases in the front and rear yards awaiting the news owners plan. The inside scoop: this Pacific Serena home buyer had to come in $5,000 over the asking price of $539,000 in order to 'win the offer' and his 33% down payment no doubt bolstered his competitiveness over any other buyers putting down 20% or less. Pacific Serena home Buyers, don't forget Seller's want to see an offer with no less than about 22% down in case the appraisal doesn't come in 'at value' by having another 2% means that you potentially can absorb that deficiency but in fact that deficiency in value becomes a second negotiation within the transaction unless an appraisal contingency was removed which it really cannot be for a loan to be approved. If you have a down payment between 5 and 10% you must rely on your agents ability to position you in the most attractive light possible. Last year I represented a younger couple on a home purchase and simply by tuning into what the Seller herself had done to her property I was able to guide the Buyers in writing a sincere letter that focused on the Seller's creative sweat equity and care. This letter struck a nerve and on my honor saved the Buyers no less than $50,000 on an $650,000 purchase. My 18 years in the business had given my Buyers an unfair advantage when the stars are aligned. Put your trust and confidence in the only 3rd generation real estate broker who has worked on every deal under the sun for more than 18 years.
234 Fraxinella Street Encinitas CA 92024 - Pacific Serena homes SOLD
Pacific Serena homes SOLD. This was a very cute and turnkey remodeled Pacific Serena home located on the most private street in all of Pacific Serena. Attractive engineered wood flooring flows throughout the home. It has an updated kitchen with high end cabinets and stainless appliances, dual glazed windows throughout and perhaps the biggest aesthetic improvement were the vaulted ceilings. The bonus sun room utilized the space wisely with a wraparound built-in bench. The inside scoop: these Pacific Serena home buyers went 'all in' with a 3% down payment and a 97% loan BUT folks, this property was NEVER listed for sale on the MLS and I hope and pray that the Buyers got a square deal since anytime a property isn't listed for the public to see, you just have to wonder how this deal came about. When and if you want to deal directly with a solitary listing agent (no partner) you might want to ask if there is a reduction in commission for a 'dual-agency' transaction after all, why would a listing agent charge the Seller a full 5% when they are doing much less work.
